Although new-home sales decreased in Dallas-Fort Worth in February, buyer activity heated up in the form of an increase in pending home sales, according to the latest report from HomesUSA.com.
That improvement indicates improved sales later this spring — but not a big enough boost to get excited about, said CEO Ben Caballero.
“Dallas builders are still looking for some love as the spring market approaches,” Caballero said. “While new-home sales eased slightly in February, the moderate increase in pending sales says the spring market in the Dallas-Fort Worth area will not be robust.”
Builders sold 1,757 new homes in February, down from 1,819 a month prior and 1,788 in February 2025. New-home sales also declined across Texas.
Pending sales, meanwhile, increased from 2,228 in January to 2,303 in February. Pending sales increased statewide as well.
“That reflects an expected increase, but not enough to get excited about as we head into the spring selling season,” Caballero said. “Local builders continue to manage pricing carefully while buyers remain selective, telling us we are not out of the woods yet.”
