For those unfamiliar with HomesUSA.com and your background, how would you describe your role in transforming how new homes are sold today and your business model?
I created HomesUSA.com because I perceived when I was a builder, that builders were not taking full advantage of MLS. Builders needed a structured platform so that they could do this but do it effectively and be able to rely on the accuracy of getting the data to the MLS in an efficient way. Before, their options were limited: they either handled listings internally or hired an outside agent, both of which relied on manual entry. That process was time-consuming, error-prone, and inefficient. What we built was a better model. One that simplifies the process for builders, ensures accuracy, and does it affordably. HomesUSA.com gave builders an online system that was both predictable and scalable. It has proven to help builders gain efficiency, market their homes more effectively, and ultimately sell faster. New technology advances, like automation and AI, lead me more recently to creating a new builder tech called SpecDeck.
You’ve been called the most productive real estate agent in U.S. history, yet your focus is squarely on helping homebuilders succeed. What gap in builder sales operations inspired you to create SpecDeck?
When I was building homes, I decided to start listing them in the MLS, and it had an immediate impact on sales. Builders, even the large production builders were married to a manual process, which simply wasn’t sustainable. So, I created HomesUSA.com to automate much of the MLS listing process, offering it to production builders. That’s the DNA of what became SpecDeck: It comes directly from my experience as both a builder and a Realtor for over 50 years. Understanding builders’ pain points, I was able to create an MLS listing management platform designed specifically to solve them. After all, the MLS is the most powerful, least expensive, most efficient marketing platform there is to sell homes. If a builder is not using it fully, they are not going to be as successful.
What exactly is SpecDeck, and how is it different from what builders are already using to manage their MLS listings?
The key difference is that SpecDeck automates and improves the entire MLS listing management process and incorporates AI as one of its features. Today, many builders still use a manual process – either using an in-house team or passing the job to a local real estate agent or brokerage. But each listing has to be entered line by line, which is slow and prone to error. SpecDeck eliminates that completely. It’s not just about posting a home for sale. It’s about managing the listing over its entire lifecycle and that’s an average of nearly two dozen changes per listing! We leverage automations with 53 built-in validations. Builders now using SpecDeck can trust that their data is correct, updated, and syndicated everywhere it needs to be without relying on spreadsheets, calendars, or sticky notes. Believe it or not, many still do!
You’ve said SpecDeck saves builders time and money. Can you walk us through the numbers?
Manually entering a single listing into the MLS takes 30 to 45 minutes. SpecDeck can do it in less than five – that’s six to nine times faster. Multiply that across hundreds or thousands of homes, and the time savings are extraordinary. But it’s not just speed. SpecDeck includes eight integrated services and twenty-two reports for every builder division, directly supporting sales, marketing, and management teams. Builders who use it not only save time but also gain access to timely, accurate insight into their listings and sales that informs better decisions. Perhaps most importantly as builders focus acutely on their bottom line, SpecDeck delivers a 240% return on investment based on what they pay per listing, so it’s not a cost. SpecDeck is being used by production builders in major Texas markets, including Austin, Dallas-Ft. Worth, Houston, San Antonio and surrounding areas. Why are home builders turning to SpecDeck now, and what are they replacing?
For decades, builders have used manual systems to manage MLS entries. SpecDeck is not replacing an alternative builder tech because there is no other fully automated option. In many cases, we are replacing spreadsheets, calendars, and notes pinned to walls. These stopgap methods may work in the short term but are inefficient and not scalable. Today, builders are under pressure to control costs and sell homes faster and they need better insight into what’s happening with their MLS listings. Today, builders need technology that keeps up with the pace of their business. That’s why they’re moving to SpecDeck. It replaces outdated systems with an automated solution with AI that reduces risk and saves time.
SpecDeck ensures MLS accuracy across portals like Zillow and Realtor.com. Why is that such a big deal for builder marketing and sales?
Accuracy is critical because a homebuyer’s first impression almost always comes from an online listing. If the data is wrong, it undermines trust and can cost the builder a sale. SpecDeck solves this by ensuring the MLS, the source of truth, is always correct and synchronized with every portal. That means buyers are seeing accurate, up-to-date information, which gives them confidence and reinforces the builder’s credibility. Accuracy also is vital earning and maintaining trust among real estate agents. Sometimes, builders forget that agents sell over 90 percent of all homes. Builders need to real estate agents to trust them and the accuracy of their listing data on every website and in every search app is key to keeping that trust.
What’s next for SpecDeck, and what do you envision for the future of builder technology and MLS integration?
Homebuilding is a highly competitive business. Inefficiency simply doesn’t last, which is why more and more builders will move toward MLS technology solutions. SpecDeck is designed to grow with them. Looking ahead, we’re focused on expanding integrations and adding more intelligence to the platform. SpecDeck can also work in every state and will work for every large-scale builder.
