Dallas-Fort Worth new home sales fell again in November as houses spent more time on the market, signaling a slower late-year sales pace, according to the latest data from Dallas-based HomesUSA.com
DFW new home sales fell last month to 1,839, down from 1,922 in October. Year-over-year, sales were also lower compared to 1,872 in November 2024, according to HomesUSA’s Texas New Home Sales Report. The report uses Multiple Listing Service data. All averages are based on three-month rolling averages to capture seasonality and remove anomalies.
Time on the market also increased, with DFW continuing to post the state’s longest sales timelines as days on market rose to 154.9 days from 150.3 days the prior month. Year-over-year, the sales pace in Dallas-Fort Worth has slowed significantly compared to 116.4 days in November 2024.
“November’s numbers reflect what we’ve been anticipating: sales down, Days on Market up, but prices are not collapsing,” Ben Caballero, CEO of HomesUSA.com, said in the report. “History says December numbers tell us what the next six months will do, and right now, the indicators in the Dallas area new home market look weak.”

Pia Orrenius, vice president and senior economist at the Federal Reserve Bank of Dallas, said the residential construction market “completely imploded” in 2025. Year-to-date housing starts in DFW are down 9.1% with 43,260 starts, Orrenius said. Annual new home starts in the DFW area typically range from the low 40,000s to over 50,000.
Construction contract values for single-family homes in the DFW region started at about $1 billion at the beginning of the year but are now at $750 million, according to data from the Fed.
Builders recorded 9,153 housing starts in the third quarter of the year, a 19.7% decrease from the same time last year, according to data from Dallas-based Residential Strategies Inc.
