DFW housing market shows signs of stabilization as inventory hits highest level in years

Summary: The numbers of existing homes and new-builds on the market continues to grow quickly in Dallas-Fort Worth as a shift from a strong seller’s position to a more neutral one, and potentially a buyer’s market in some areas, is underway.

The Dallas-Fort Worth housing market is showing signs of stabilization, according to the MetroTex Association of Realtors.

Single-family home sales in October totaled 7,068, up 1% year over year, while the average price fell 1% to $502,473 and the median fell 3% to $390,000.

Active listings surged 15% to 31,749 homes, pushing inventory to 4.4 months — the highest level in years, according to market data MetroTex released Nov. 24. Pending sales dropped 6%, and homes are spending longer on the market, with average days rising to 64.

The shift offers buyers more options and sellers strong results if homes are priced strategically, MetroTex President Johnny Mowad said in a press release. With continued job and population growth, demand is expected to remain solid heading into 2025, he said.

“The DFW market is finding its balance,” Mowad said in the release. “With inventory improving and prices adjusting modestly, buyers have more breathing room.”

MetroTex Association of Realtors data encompasses properties that are listed and sold through the MLS, which includes both newly built and existing homes.

New homes

Zooming in on the new construction market, home sales were up in October from their year-ago levels but down from their recent peak in June. New home sales totaled 1,922 last month, a 2.8% increase from 1,870 sales in October 2024, according to data released Nov. 25 by Dallas-based HomesUSA.com.

The average DFW new home price was $467,986 in October, down 3.7% from the $486,085 level a year ago.

On a month-to-month basis, DFW new home sales softened last month as the time on market increased and pending sales dropped, according to the latest HomesUSA.com report.
